These Terms of Service ("Terms") govern your use of Houskey. By creating an account or using the service, you agree to these Terms. If you do not agree, please do not use Houskey.
1. Who we are
Houskey is a service operated by SIMSOFT IT SRL, a limited liability company registered in Romania. Registration details: unique registration code (CUI) 53085024, trade register (ONRC) number J2025096098005, registered office București, Sector 2, Strada Fabrica de Gheață, Nr. 16-18, Romania. 2. The service
Houskey monitors rental-listing sources across the Netherlands, matches new listings against the preferences you set, and alerts you (by WhatsApp and other channels you choose) when something fits. On paid plans we also provide AI match scoring and AI-drafted application letters.
Houskey is an alerting and matching tool. We are not a landlord, letting agent, broker or party to any rental agreement. We do not own, list, verify, guarantee or take responsibility for the accommodations surfaced by the service, and we are not involved in any communication, application, viewing, contract or payment between you and a landlord or agency.
3. Eligibility and your account
You must be at least 18 years old to use Houskey. You agree to provide accurate information, to keep your password confidential, and to be responsible for activity under your account. Tell us promptly at [email protected] if you suspect unauthorised use.
4. Subscriptions, trials and billing
- Plans. Houskey offers a free trial and paid subscriptions (currently Basic and Premium), available on monthly or quarterly terms. Current prices and features are shown on our pricing page.
- Free trial. New users get a 7-day free trial with no card required. If you do not subscribe, the trial simply ends and you are not charged.
- Payments. Paid subscriptions are billed through our payment processor, Stripe. By subscribing you authorise us, via Stripe, to charge your chosen payment method the applicable recurring fee until you cancel.
- Renewal. Subscriptions renew automatically at the end of each billing period at the then-current price, unless you cancel before the period ends.
- Price changes. We may change prices; we will give you reasonable advance notice, and changes take effect at your next renewal.
- Taxes. The prices shown are the total amount you pay. VAT is not currently charged, because Houskey is operated by a small undertaking that is not registered for VAT (it falls below the applicable VAT-registration and EU cross-border thresholds). If this changes in future (for example once we are required to register for VAT), applicable VAT will be added in accordance with EU rules for electronically supplied services, and we will show it clearly before you pay.
5. Cancellation and refunds
You can cancel at any time from your account, with no notice period and no lock-in. Cancellation stops the next renewal; you keep access until the end of the period you have already paid for. Except where required by law (including your statutory rights as a consumer in the EU), payments already made are non-refundable. Nothing in these Terms limits any mandatory consumer-protection right you have under Dutch or EU law.
6. Acceptable use
You agree not to:
- use Houskey for any unlawful purpose, or to infringe anyone's rights;
- copy, scrape, resell or redistribute listings, alerts or other content from the service;
- attempt to disrupt, overload, reverse-engineer or gain unauthorised access to the service;
- use the service to send spam or to harass landlords, agencies or other users;
- share your account, or use automated means to access the service beyond the features we provide.
We may suspend or terminate accounts that breach these Terms or that put the service or others at risk.
7. Third-party listings and sites
Alerts link to third-party websites and listings. Those sites have their own terms and privacy practices, and we are not responsible for their content, availability or accuracy. Always verify a listing and an agency independently before sharing personal information or paying any money. Be especially alert to rental scams.
8. Availability
We work to keep Houskey reliable but provide it on an "as is" and "as available" basis. We do not guarantee that every matching listing will be detected, that alerts will arrive instantly, or that the service will be uninterrupted or error-free.
9. Liability
To the fullest extent permitted by law, Houskey is not liable for indirect or consequential loss, or for any loss arising from your reliance on listings or alerts, from a missed or delayed alert, or from your dealings with any landlord or agency. Nothing in these Terms excludes liability that cannot be excluded by law (such as for death or personal injury caused by negligence, or for fraud). Where we are liable, our total liability is limited to the greater of the amount you paid us in the 12 months before the claim, or €100.
10. Intellectual property
Houskey and its software, design, branding and content are owned by SIMSOFT IT SRL or its licensors. We grant you a limited, non-exclusive, non-transferable right to use the service for its intended purpose. You keep ownership of the content you provide (such as your preferences).
11. Changes to the service or these Terms
We may update the service and these Terms. For material changes to the Terms we will give registered users reasonable notice (for example by email). Continuing to use Houskey after changes take effect means you accept the updated Terms.
12. Governing law
These Terms are governed by the laws of the Netherlands. As a consumer, this does not deprive you of the mandatory protections of the law of your country of residence in the EU (Rome I Regulation, Article 6), and you may bring proceedings in the courts of your country of residence.
